Conveyancing Costs

The costs involved in buying or selling property vary from case to case, before we take a matter on, we are happy to provide a more accurate written quotation of the fees and disbursements. We will also provide you with our Terms of Business.

Additional costs you should know about

The main ones are:

Local Authority search fees

These provide you with important information about the property from Local Authority records. The fees vary according to where the property is located and the council involved but are usually between £150 and £200.

Other search fees

Sometimes it’s a good idea to have other searches done as well, such as:

  • Common Registration
  • Coalmining
  • Drainage and environmental searches.

Your conveyancer can advise you about these and how much they cost.

Land Registry Fees

Most transactions involve registration at the Land Registry. A scale of fees applies that is usually based on the value of the transaction. The latest Land Registry Fees are as follows:

Stamp Duty

Stamp Duty is payable on the purchase price of the property. Current duty charges are:

Other Fees

These include:

  • Bankruptcy search fees
  • Land Registry search fees
  • Telegraphic Transfer fees
  • Lenders may make additional charges
  • Leasehold properties may incur extra charges
